Foundation repair cost in Allen
Published 2026 ranges by severity, what drives a quote up or down, and how to compare them.
We don't have an Allen price survey. The figures below come from NerdWallet's February 2026 guide, which draws on Angi's 2026 cost data. NerdWallet puts the average foundation repair at just over $5,000, with a typical range of $2,200 to $8,100.
| How serious | What it usually involves | Range |
|---|---|---|
| Minor | Sealing and patching hairline cracks | $250 to $800 |
| Moderate | Reinforcement strips, fixing leaks, installing piers | $1,000 to $12,000 |
| Major | Extensive pier work or replacing the foundation | $15,000 to $100,000 or more |
NerdWallet also lists full foundation replacement at $20,000 to $100,000, and DIY epoxy kits for thin cracks at about $100 to $400.
The free inspection, and the paid one
NerdWallet notes that repair contractors usually inspect for free, but that a company selling the repair may overstate the problem. A structural engineer can run to $1,500 or more by Angi's 2026 figures. Our inspection page covers what each kind of visit should include.
What separates a $3,000 quote from a $30,000 one
- The number of piers and where they go. A plan for a corner and a plan for the whole perimeter are different jobs.
- Whether an engineer designed it. Ask who did, and for a copy of their letter.
- Plumbing. The Texas Section ASCE guidelines call for plumbing tests when a house is lifted. Ask whether they're included.
- Drainage and interior repairs. Gutters, grading and drywall are often extra.
- The permit. Ask who pulls it. See Allen permits.
Will insurance help?
NerdWallet says homeowners insurance usually doesn't cover foundation problems from normal wear, only damage from a covered event. The Texas Department of Insurance lists foundation and slab damage as an optional add-on. See insurance and foundation repair.
Allen context
Census QuickFacts puts Allen's median owner-occupied home value at $464,100 (2020 to 2024). A moderate repair at NerdWallet's $1,000 to $12,000 range is under 3% of that, by our arithmetic. A major one can be several times more.
